Closing is handled by a licensed title company
The title company confirms ownership, holds the funds in escrow, and pays you by wire or check when the deed is recorded. American Capital Edge pays the closing costs: the title company’s escrow fee and the owner’s title insurance policy. Any amount owed against the land, such as back taxes, still comes out of your proceeds at closing. If title cannot be cleared, the agreement ends

Frequently asked questions
- Why did I receive this mail?
- The county’s public property record lists you as the owner of this parcel. American Capital Edge writes to owners of land where it purchases, and prepared this offer from that record and recent sales of comparable land. If the mail names someone who has died or no longer owns the land, please call or text 1-513-GOT-LAND (513-468-5263)
- How did you get my phone number?
- Contact details come from public property records and commercial data providers. If you would rather not hear from us, call or text 1-513-GOT-LAND (513-468-5263) and we will take your number off our list
- Is the offer genuine?
- Yes. The amount printed on the mail is the amount that appears in the purchase agreement. Enter your reference number to view the offer and read the agreement in full
- Does the price reflect full market value?
- The offer is a cash price, and it may be below what a listing could achieve over a longer period. In exchange there is no listing and no commission, and the purchase does not depend on a bank loan. American Capital Edge pays the closing costs
- What costs will I bear?
- There is no agent, no commission and no fee. American Capital Edge pays the closing costs: the title company’s escrow fee and the owner’s title insurance policy. Any amount owed against the land, such as back taxes, still comes out of your proceeds at closing
- What if I do not wish to sell?
- That is entirely fine, and no action is required. Please keep the mail you received: the reference number on it remains valid should anything change in the future
